What this service is
Topeka Foundation Experts is a free quote-matching service. You describe a foundation problem once: a crack in a basement wall, a wall that leans in, a door that started sticking, a floor that slopes or water at the base of a wall. We share that request with independent foundation repair, basement wall and waterproofing companies that work in your area. Those companies contact you, look at the home in person and give you a quote. You decide whether to hire anyone.
What it isn't
We are not a contractor. We don't inspect homes, install piers or wall anchors, waterproof basements, set prices or write warranties. The companies you hear from do all of that under their own names, licenses, insurance and contracts. Despite the word in our name, this site doesn't offer engineering, legal or insurance advice, and nobody here will tell you what your foundation needs. For that, talk to the companies you meet and, for bigger problems, an independent structural engineer.
Topeka Foundation Experts is an independent quote service and is not affiliated with any foundation repair company.
How we're paid
The service is free for homeowners and there's no obligation to hire anyone. Like most quote services, we may be paid by the participating companies that receive requests. That payment comes from them, not from you, and it doesn't add a charge to any quote. Because companies pay to take part, treat every proposal as a sales offer: compare at least two or three, and check each company yourself.
How to check a company before you sign
License and permit check. Kansas doesn't issue a state license for foundation contractors. Inside Topeka city limits, contractors must hold a City of Topeka contractor license and pull a building permit for structural work; Lawrence has its own license and permit rules. Ask for the license, proof of liability insurance and the permit number.
- Get the scope in writing. Method, wall length or pier count, cleanup and landscaping, and the total price.
- Ask about the permit. Structural foundation repair generally requires a permit from Topeka's Development Services; your contractor should pull it. Other towns: check with your city or county.
- Read the warranty. Ask what the warranty covers, whether it transfers to a buyer, and get it in writing.
- Know your cancel rights. Kansas law (K.S.A. 50-640) gives a 3-business-day right to cancel many door-to-door sales of $25 or more, but it can exclude repair visits the homeowner asked for. Ask whether a cancel right applies and get it in writing.
- Consider an engineer first. For bowing walls, horizontal cracks or sloping floors, an independent structural engineer's assessment (typically $300–$1,000, per This Old House) gives you a second opinion from someone who isn't selling the repair. See structural engineer inspections.
The Kansas Consumer Protection Act (K.S.A. 50-623 et seq.) prohibits deceptive and unconscionable acts by suppliers. If a deal goes wrong, complaints go to the Kansas Attorney General's Consumer Protection Division.
Where requests go
Most requests come from Topeka, Kansas and the rest of Shawnee County, including Auburn, Silver Lake, Rossville, Tecumseh and Berryton. We also take requests from Lawrence, KS, Manhattan, KS, Emporia, KS, Junction City, KS, St. Marys, Holton and Valley Falls. See all service areas, read how the process works or check typical prices in the foundation repair cost guide.
Why focus here? Topeka's housing is older than many Kansas cities: the median home was built in 1967 and about 68% were built before 1980 (Census ACS 2020–2024). Much of Shawnee County is also mapped in clay soils with high or very high shrink-swell potential (USDA NRCS soil data). Older homes and clay soils mean plenty of homeowners with questions about cracks and walls, and a local quote service makes it easier to hear from more than one company.
