Crack across a concrete slab floor with a level on it

Signs a slab may be a mudjacking candidate

  • A driveway or sidewalk panel has dropped and left a trip edge
  • The garage floor slopes toward a crack or has settled near the door
  • A porch, stoop or step has sunk or tips toward the house
  • A patio holds puddles or sends water back toward the foundation
  • A gap has opened between a slab and the house wall or steps
  • Part of the slab sounds hollow when you tap it

These are flatwork problems: soil under the slab washed out, settled or shrank. If doors stick inside, floors slope or a basement wall shows a horizontal crack, the slab may not be the whole story. Look at house leveling & piers and foundation crack repair as well.

Mudjacking vs polyjacking

Both lift a sunken slab from below by filling the gap underneath it. They differ in material, hole size and weight.

What a concrete leveling company typically does

  1. Find the cause

The company checks how far the slab dropped, where water goes and whether a downspout or poor grading washed soil out.

  2. Mark and drill

Lift points are laid out across the slab and holes are drilled through it.

  3. Pump and lift in stages

Slurry or foam goes in under pressure, a little at a time, while the crew watches a level or string line.

  4. Patch and seal

Holes are patched, and cracks and joints are sealed so water has a harder time getting under the slab again.

  5. Fix the water

Ask whether the quote includes downspout extensions or regrading. Without them, the same spot can wash out again.

Why slabs settle around Topeka

About 46% of Shawnee County is mapped in clay soils with high or very high shrink-swell potential (USDA NRCS soil data), mainly Martin and Pawnee soils. Clay like that swells when it is wet and shrinks when it dries, and a slab resting on top can drop where the soil pulled away. Check your own lot on Web Soil Survey.

Dry spells make it worse. Shawnee County peaked at D2 (severe) drought, with 93.5% of the county in that category on Oct 17, 2023. Then the rain returns: NOAA normals for Topeka show about 36.5 inches a year, with May the wettest month at about 5.2 inches. A downspout that empties beside a stoop or driveway during those storms can carry fill soil away from under the edge.

Near the Kansas River the picture changes. River bottom soils such as the Eudora and Rossville series swell little; there a high water table and flooding are the bigger concerns.

Topeka is an older city, too. The median home was built in 1967 and 68% were built before 1980 (ACS 2020–2024) The City of Topeka keeps a list of licensed contractors that includes a concrete contractor category; ask which City of Topeka license the company holds before it works inside city limits.

Typical national ranges from published 2024–2026 cost guides (Fixr, This Old House, Forbes Home), not quotes. Your price depends on an on-site inspection.

Size, drop, access and joint sealing move the price. The Topeka foundation repair cost guide lists the other repair types.

When to get an engineer instead

Most driveway and patio lifting does not need an engineer. Get an independent structural engineer's assessment first when the slab problem comes with signs in the house: sloping floors inside, sticking doors, a bowing basement wall or a horizontal crack. This Old House puts an engineer's inspection at about $300–$1,000. The engineer should be independent of the company selling the repair. See foundation inspections.

Questions to ask before you sign

  • Which City of Topeka (or Lawrence) contractor license do you hold, and can I see proof of liability insurance?
  • Does this job need a permit here, and if so, will you pull it and give me the number?
  • What is the written scope: which slabs, how many holes, what lift, and how are holes and joints finished?
  • Why mudjacking or polyjacking for my slab, and what happens if it settles again?
  • What does the warranty cover, does it transfer to a buyer, and can I have it in writing?
  • If you think the house itself is moving, will you recommend an independent engineer before quoting more work?

License. Kansas doesn't issue a state license for foundation contractors. Inside Topeka city limits, contractors must hold a City of Topeka contractor license and pull a building permit for structural work; Lawrence has its own license and permit rules. Ask for the license, proof of liability insurance and the permit number.

Permit. Structural foundation repair generally requires a permit from Topeka's Development Services; your contractor should pull it. Lawrence's city guide (April 2022) says piers, helical piers, I-beams and tie-backs need a permit, often with an engineer's stamped report, while crack injection, waterproofing and mudjacking may be exempt. Other towns: check with your city or county.

Right to cancel. Kansas law (K.S.A. 50-640) gives a 3-business-day right to cancel many door-to-door sales of $25 or more, but it can exclude repair visits the homeowner asked for. Ask whether a cancel right applies and get it in writing.

Concrete leveling and mudjacking FAQs

Is mudjacking or polyjacking better for a Topeka driveway?

Neither is better for every slab. Mudjacking pumps a heavier cement-based slurry through larger holes and is often the lower-cost option in published guides. Polyjacking uses lighter expanding foam through smaller holes and cures quickly. Ask each company which method it recommends for your slab, why, and what happens if the slab settles again.

How much does mudjacking cost?

Published national guides put mudjacking at about $500 to $1,900 (Fixr) or $550 to $1,300 (This Old House). Those are typical ranges, not quotes. Slab size, how far it dropped, access and whether joints need sealing all change the price. Polyjacking prices are not reliably published, so compare written quotes for both.

Can a cracked slab be mudjacked?

Often, yes, if the pieces are still mostly intact and the slab dropped as a unit. Badly broken, crumbling or heaved slabs may need replacing instead. Lifting closes the trip edge but does not erase the crack line, so ask how the company will seal cracks and joints after the lift.

Do I need a permit for mudjacking in Topeka?

Permit rules depend on the city and the job. Lawrence's city guide says mudjacking may be exempt, while structural foundation repair needs a permit. For a job inside Topeka city limits, ask the company to confirm with Development Services, and ask which City of Topeka contractor license it holds.
