Signs part of the house has settled

Settlement shows up upstairs before it shows up in the basement. Watch for:

  • Floors that slope enough to notice, or a marble that rolls to one side
  • Interior doors that stick or swing shut, and gaps above door frames
  • Windows that bind or will not latch
  • Diagonal cracks from the corners of doors and windows
  • Stair-step cracks in brick veneer or a block foundation
  • Gaps where walls meet the floor or ceiling, or a chimney pulling away

One sign on its own can be seasonal. Several on the same side of the house, getting worse over a year, point to settlement under that section.

Push piers vs helical piers

Push piers (resistance piers)

Steel tubes are driven straight down beside the footing with hydraulic jacks, using the weight of the house as resistance, until they reach firm soil or rock. A bracket ties the footing to each pier. They suit heavier structures with enough weight to drive them. Each pier is load-tested as it goes in.

Helical piers

Steel shafts with screw-like plates are turned into the ground by a hydraulic motor. The installer reads torque to judge how much load the pier can carry. Because they do not rely on the house's weight to install, they also suit lighter loads such as porches, additions and some slab homes.

Some companies install only one type. If two bids recommend different piers, ask each to explain why in writing. More detail is in push piers vs helical piers. If the floor slope comes from sagging framing rather than the footing, the fix is different; see crawl space repair.

What a pier company typically does

  1. Map the settlement

The company measures floor elevations, checks cracks and doors, and marks where piers would go.

  2. Propose a pier plan

The written scope names pier type, number, spacing, target depth or torque, and how much lift is planned.

  3. Permit and locates

The contractor pulls the permit and has buried utilities marked before digging.

  4. Excavate and install

Small pits are dug at the footing, brackets are attached and piers are driven or screwed down.

  5. Lift, backfill, record

Where lifting is planned, the house is raised gradually. Pits are backfilled and readings recorded for your file.

Why homes settle around Topeka, KS

Settlement starts with soil. About 46% of Shawnee County is mapped in clay soils with high or very high shrink-swell potential (USDA NRCS soil data), mainly Martin and Pawnee soils. Clay like that shrinks in a dry spell and swells when wet, and a footing can drop where it loses support. Shawnee County peaked at D2 (severe) drought, 93.5% of the county, on October 17, 2023. Check your own lot on Web Soil Survey; conditions vary block to block.

Kansas River bottom soils are different. They swell little, and flooding and a high water table are the bigger concern there, which can change what kind of pier and how deep a company recommends.

Topeka's code sets footings at least 36 inches deep, and Topeka's housing skews older: a 1967 median year built and 68% built before 1980 (ACS 2020–2024). Older homes may have had additions, porches or garages built on shallower footings than the main house, and those joints are common places for settlement to show. Water from short downspouts often makes things worse; see drainage and grading.

What house leveling and piers cost

ItemTypical rangeSource
Piers, per pier$1,000–$3,000Fixr, This Old House
Whole underpinning project$10,000–$40,000Fixr
Structural engineer inspection$300–$1,000 (avg ≈ $600)This Old House, Oct 2026
Foundation repair, overall$2,200–$8,200 (avg ≈ $5,200)Fixr, Jan 2026

Typical national ranges from published 2024–2026 cost guides (Fixr, This Old House, Forbes Home), not quotes. Your price depends on an on-site inspection.

The pier count drives most of the price, followed by depth to firm soil, access, concrete or landscaping that has to come out, and the engineer's report and permit. Separate push and helical pier prices are not reliably published in these guides. Try the calculator on the foundation repair cost page with your pier count.

When to get an engineer

Engineer first for sloping floors

Before paying for piers, consider an independent structural engineer's assessment, especially for sloping floors or a job with many piers. This Old House puts a typical inspection at $300–$1,000. The engineer should be independent of the company selling the repair, and can say whether the cause is the footing, the framing or water. See foundation inspections.

Lawrence's city guide (April 2022) says piers and helical piers need a building permit, with a manufacturer's ICC-ES report or a stamped Kansas-licensed engineer's report, and that an engineer's inspection report may be submitted in place of city inspections.

Questions to ask before you sign

  • Your City of Topeka (or Lawrence) contractor license and proof of liability insurance?
  • Will you pull the permit, and will an engineer's report be part of it?
  • Which pier type, how many, how deep, and why for this house?
  • How much lift do you plan, and what happens to doors, drywall and plumbing as it lifts?
  • What does the warranty cover, does it transfer to a buyer, and can I have it in writing?
  • Is the engineer you suggest independent of your company?

Kansas license, permit and cancel-right check

Kansas doesn't issue a state license for foundation contractors. Inside Topeka city limits, contractors must hold a City of Topeka contractor license and pull a building permit for structural work; Lawrence has its own license and permit rules. Ask for the license, proof of liability insurance and the permit number.

Kansas law (K.S.A. 50-640) gives a 3-business-day right to cancel many door-to-door sales of $25 or more, but it can exclude repair visits the homeowner asked for. Ask whether a cancel right applies and get it in writing. The Kansas Consumer Protection Act (K.S.A. 50-623 et seq.) prohibits deceptive and unconscionable acts, and complaints go to the Kansas Attorney General's Consumer Protection Division. This is general information, not legal advice.

House leveling and pier FAQs

What is the difference between push piers and helical piers?

Both are steel piers attached to the footing with brackets. Push piers are driven down with hydraulic jacks, using the weight of the house as resistance, until they reach firm soil or rock. Helical piers have screw-like plates and are turned into the ground, with torque readings used to judge capacity, so they also suit lighter loads like porches.

How much do helical piers cost?

The national guides used here, Fixr and This Old House, put piers at about $1,000 to $3,000 per pier and whole underpinning projects at $10,000 to $40,000 (Fixr). They do not publish a reliable separate figure for helical versus push piers, so compare written quotes that list pier type, count and depth.

Will house leveling make my floors perfectly level?

Often not. Piers are designed to stop further settling and may lift part of the house back toward level, but older homes rarely return exactly to where they started. Lifting can also open or close drywall cracks. Ask each company how much lift it plans and what result it expects, in writing.

Are sloping floors always a foundation problem?

No. In homes with a crawl space or a center beam, sagging joists, a weak beam or failing posts can cause the slope. That is a different repair. An independent structural engineer can tell the difference before you pay for piers; see the crawl space repair page for the framing side.

Do piers need a permit in Topeka?

Structural foundation repair generally requires a permit from Topeka's Development Services, and your contractor should pull it. Lawrence's city guide says piers and helical piers need a permit, often with an engineer's stamped report. In other towns, check with your city or county.
