Terms of Use

By using this website or submitting the quote form, you agree to these terms. If you don't agree, please don't use the site.

What this service is

Topeka Foundation Experts is a free quote and referral service. When you submit a request, we pass it to one or more independent foundation repair, basement wall or waterproofing companies serving your area so they can contact you. We are not a contractor. We don't inspect homes, perform repairs or set prices, and we are not a party to any agreement you make with a company.

Free, with no obligation

The service is free for homeowners. Submitting a request doesn't obligate you to hire anyone or accept any quote. Participating companies may pay us for each request they receive; that payment never adds a charge to you.

Independent companies

Companies you hear from are independent businesses, not our employees or agents. They set their own prices, schedules, warranties and contract terms. We can't promise that a company will respond, be available or quote a particular price, and we don't endorse or vouch for anyone's work. Before you hire:

• License: Kansas doesn't issue a state license for foundation contractors. Inside Topeka city limits, contractors must hold a City of Topeka contractor license and pull a building permit for structural work; Lawrence has its own license and permit rules. Ask for the license, proof of liability insurance and the permit number.
• Permit: structural foundation repair generally requires a permit from Topeka's Development Services; your contractor should pull it. Other towns: check with your city or county.
• Written proposal: get the scope, method, price and warranty terms in writing, including whether the warranty transfers to a buyer.
• Cancel rights where they apply: Kansas law (K.S.A. 50-640) gives a 3-business-day right to cancel many door-to-door sales of $25 or more, but it can exclude repair visits the homeowner asked for. Ask whether a cancel right applies and get it in writing.

The Kansas Consumer Protection Act (K.S.A. 50-623 et seq.) prohibits deceptive and unconscionable acts; complaints about a supplier go to the Kansas Attorney General's Consumer Protection Division.

Not professional advice

Articles, cost ranges and the calculator on this site are general information, not engineering, legal or insurance advice. Prices are typical national ranges from published cost guides and change over time; your quote depends on an on-site inspection. Images are illustrations, not photos of specific jobs. For a structural concern, have the home looked at in person, ideally by an independent structural engineer.

Consent to contact

When you submit the form, you confirm the information is accurate, that you're at least 18 and that you have the right to request work on the property. You agree that we and the matched companies may contact you by phone, text or email about your request, at the number and address you provide. You can ask us to stop at any time. Our privacy policy explains how we handle your information.

Acceptable use

Don't submit false, spam or automated requests, try to get around the site's spam protection, disrupt the site, or copy its content for commercial use without permission.

Limitation of liability

The site is provided "as is." To the fullest extent the law allows, Topeka Foundation Experts and its owner are not liable for any work performed, not performed or quoted by an independent company, or for indirect or consequential damages arising from use of this site. Some limitations may not apply to you where the law does not allow them.

Governing law

These terms are governed by the laws of the State of Kansas.
